No. The monthly management fee applies only while the property is occupied. During vacancies, you pay $0 in management fees. Our incentive to fill your property quickly is identical to yours.
The placement fee (also called leasing fee) is a one-time fee charged when we successfully place a new tenant. It covers marketing, showings, screening, and lease execution. It's charged once per tenancy — not annually, not on renewals. On the Preferred tier it's 35% of one month's rent. On Executive and the HCV plan, it's $0.
Never. Maintenance is billed at actual contractor cost on all tiers. You receive the original invoice. We coordinate the work but add zero markup or "project management" surcharge. This is one of the biggest ways traditional PMs quietly increase their revenue at your expense — we refuse to do it.
Yes. Management is month-to-month after the initial 90-day onboarding period. Either party may cancel with 30 days written notice — no early-termination penalties. If a tenant placement is already in progress when you cancel, you will not be charged a leasing fee for that placement. All funds, deposits, and records are returned within 10 business days.
Yes. Tier changes are processed at the start of the next billing period. Contact your owner advisor to request a tier change at any time.
